Interest Rates At All Time Low…….Buy In Bentonville, AR NOW!!

This could be the best time in history to buy a home given that you have high enough credit score, cash, employment, etc.  Freddie Mac says that the interest rate on a 30-year fixed mortgage hit all time low this week settling at  4.01%.

That translates into tens of thousands of reasons to buy now. If you compare how a 4% interest rate compares to to a 5.5% interest on a $200,000 loan the difference is substantial. You can save almost $200 a month on your payment and as much as $60,000 over the 30 year mortgage. I can find lots of better ways to spend $2400 a year…like maybe a family cruise.

If the low interest rates are motivating enough then I would consider that rents in the US are very high. In most cases a person could buy a home cheaper then they can rent a home. Then you have to consisder the appreciation of the home,  the mortgage interest deduction, etc.

Who knows if we are at the bottom of the market or not.  However, as an investor here in Bentonville, AR, I can tell you that the homes I have remodeled to keep as rentals or to flip are getting harder to find. They are getting more expensive, they are selling faster, and there is more competition when they hit the market.

USRDA/ Rural Development Loan Funding and Bentonville Real Estate

USRDA Logo www.CodyBurnettRealtor.comI just got a hot tip from my mortgage broker, Renae Boyd, over at Metropolitan National Bank.  She sent me some news today that will have a big impact on the Bentonville real estate market.

Basically what Renae told me is that buyers who are financing their home purchases, whether that be a new home in Stonehenge, or a shortsale home somewhere downtown Bentonville by the WalMart Home Office, need to be prepared for some long delays in RD financing from the USDA.

Here is the text of the message from Renae:

“USDA/Guaranteed Rural Housing Program: Federal Budget Battle May Affect Funding Effective October 1, 2011

Despite changes in the fee structure effective October 1, 2011, Congress must  appropriate funds for the Guaranteed Rural Housing program. Assuming Congress passes legislation currently  under consideration to keep the federal government fully functional, a number of days will be
required to set up the authorized allocation for distribution. USDA cannot predict when it will be  able to resume approving loans and issuing Conditional Commitments.

Guaranteed  Rural Housing Conditional Commitments will not be issued “subject to  funding” as they were in past years.  Delays in approvals and closings  should be expected. If you are looking for an RD Loan you may need to discuss other financing options.”

The influx of people can certainly be attributed to jobs at the headquarters of Wal-Mart Stores, Inc. and to vendors that serve Wal-Mart. The Bentonville Convention & Visitors Bureau also deserves credit for drawing people to the town, now city, and Downtown Bentonville, Inc. (DBI) does an excellent job of making sure folks have plenty to do once they arrive.
